The property broker has been a fantastic champion for us, and weโve also had some incredibly productive conversations with James City County Zoning and Planning.
At this point, we have a much clearer path forward.
Weโve been given an allowable buildout that lets us get started while keeping new impervious improvements under the 2,500 sq. ft. threshold, helping us avoid triggering some of the larger applications, engineering studies, and stormwater requirements until we begin the permanent build.
Even better, Planning has offered to help us with the conceptual site layout so we can make sure what we put on the ground now works with the long-term vision.

Our goal is to generate that $250,000 by January.
